Golden Visa renewal in Spain

Residency by investment · Renewals

Spain closed the Golden Visa to new applicants in April 2025 — but if you already hold one, your permit remains valid and renewable. We handle the renewal end to end, so your residency never lapses.

The investment

We verify what the renewal rests on

Your renewal depends on proving the qualifying investment is still in place. We review deeds, certificates and registry records before Extranjería does.

The file

Paperwork and deadlines, handled

Renewal windows, updated certificates, the application itself and its follow-up — filed on time, with your permit dates watched so nothing lapses.

The family

Your family renews with you

Spouse and children hold permits linked to yours. We renew the whole family in one coordinated file, so nobody’s status falls out of step.

Can the Golden Visa still be renewed?

Yes. Spain ended the Golden Visa for new applicants on 3 April 2025, but the permits already granted remain valid and renewable. Renewals are generally granted for five-year periods, provided the qualifying investment is maintained and the legal requirements are still met — we confirm the exact dates and conditions of your case before filing. If you never held a Golden Visa, the door to residency is not closed: the non-lucrative visa and the digital nomad visa remain open routes.

What the renewal requires

  • The qualifying investment maintained — do not sell before speaking to a lawyer.
  • At least one visit to Spain during the validity of your permit.
  • Clean criminal record and health cover, as at the original grant.

What changed in 2025

  • The programme closed to new applications on 3 April 2025.
  • Permits granted before that date keep their rights — including renewal.
  • Each renewal is examined under the transitional rules — timing matters more than ever.

Frequently asked questions

Can I still apply for a Golden Visa in Spain?
No. The programme closed to new applicants on 3 April 2025. If you are looking for residency in Spain today, the usual alternatives are the non-lucrative visa (passive income) and the digital nomad visa (remote work) — we can tell you which fits your situation.
I already have a Golden Visa — is it still valid?
Yes. Permits granted before the closure keep their rights, including the right to renew. Your residency does not disappear — but renewals must be filed correctly and on time under the transitional rules.
Do I need to live in Spain to renew?
The Golden Visa has no minimum stay requirement to renew — one visit to Spain during the permit’s validity is generally sufficient. Bear in mind that spending more than 183 days a year in Spain can make you tax resident, which is a separate matter we can also review.
What happens if I sell the property or investment?
The renewal depends on the qualifying investment being maintained. Selling before renewing usually means losing the right to renew — speak to us before signing anything, as the timing and the alternatives can be planned.
How long does the renewed permit last?
Renewals are generally granted for successive five-year periods, provided the requirements are still met. We confirm the exact duration and dates that apply to your specific permit before filing.

Is your Golden Visa coming up for renewal?

Tell us your permit dates and we will map your renewal window, confirm your investment still qualifies, and give you a fixed written quote — from our office in Fuengirola or remotely.
