What the property purchase cost calculator includes — and what can change it

This property purchase cost calculator uses the official rates for Andalucía: 7% transfer tax (ITP) for resale homes, and 10% VAT plus 1.2% stamp duty (AJD) for new builds bought from a developer, plus orientative notary and registry ranges. The final figures of a real purchase depend on details the calculator cannot see: reduced rates you may qualify for, the reference value of the property, how the deed is structured, or the guarantees behind an off-plan payment plan. How much are the total costs of buying a property in Andalucía?
As a rule of thumb, allow roughly 8.5%–10.5% on top of the price for a resale property (7% transfer tax, notary and registry fees, and estimated legal fees) and around 13% for a new build (10% VAT, 1.2% stamp duty, notary and registry, and estimated legal fees). The calculator above gives you the figure for your specific price. Mortgage costs are separate.
What is ITP and when do I have to pay it?
ITP (Impuesto de Transmisiones Patrimoniales) is the transfer tax on resale property — a flat 7% in Andalucía, paid by the buyer within 30 working days of signing the deed. Since 2022 it is charged on the official “reference value” if that is higher than the price you pay — one of the checks our real estate lawyers run before you commit.
Do I pay more taxes if I buy as a non-resident?
No — purchase taxes are the same for residents and non-residents. The differences come after completion: as a non-resident owner you file an annual Modelo 210 non-resident tax return, even if you never rent the property out.
What is the 3% retention I keep hearing about?
It applies when you buy from a non-resident seller: the law requires you, the buyer, to withhold 3% of the price and pay it to the Spanish tax office (Modelo 211) within one month of the deed. It is not an extra cost — it comes out of the price — but filing it correctly is your legal obligation as the buyer, and mistakes are expensive. We handle it as part of every purchase.
Does the calculator include lawyer’s fees or mortgage costs?
It includes an estimate of the legal fees — around 1% of the price, the market standard (minimum approx. €2,000, plus VAT) — because we believe you should see every cost from the start.
